We walk it four times

Sunrise. Mid-day. Dusk. Once after rain. We listen for what the property sounds like at each hour, and we photograph nothing on the first three visits.

Restoration audit by Rafael

Our heritage carpenter Rafael Romero spends a half day reading the timber. We get a candid report — what is original, what was patched, what should be disclosed.

Editorial photography, one day

Inés Lourenço shoots a single day chasing two light windows. We do not retouch the imperfections out of the wood.

Quiet release, then open

The brochure goes to our 1,427-strong buyer list 10 days before MLS. Many properties sell in that window. The rest get the open house they deserve.
